Owning Mobile Home Parks in Washington State

The availability of mobile home parks for sale in Washington State is somewhat limited. At any given time there is seldom more than one or two dozen available. Mobile home parks are strictly priced based on CAP rates. CAP rates fluctuate based on the cost of commercial money. The cost of a loan for a commercial property is more than the cost of a loan for a residential property. The interest rate is going to be a point or two higher and the closing costs will be greater. A mobile home park will need to be purchase in cash or financing through a commercial loan.

Tips to owning and operating Mobile Home Parks

The key to owning and operating a successful mobile home parks is having a reliable onsite manager. Your onsite manager should collect the rents, enforce the park's rules, and keep the grounds clean. Your mobile home park's rules should be basic, but definitely include restrictions on inoperable automobiles, waste or garbage accumulation on the property and lawn height. By keeping your mobile home park clean, your will attract better tenants who will take better care of your property.

If you are interested in removing the tenants from your mobile home park in Washington State, keep in mind that the laws have recently changed. The minimum notice to vacate has been increased from 12 months to 24 months. Note that this law can change at any time, so always check with your local laws before making any major decisions on the direction of your mobile home parks.
