Commercial land for sale in Ferndale Washington
As of 2007, there are 512 acres of vacant buildable commercial land in Ferndale city limits and 42 acres of vacant buildable commercial land in the Urban Growth Area. Ferndale Washington has three commercial land use designations to accommodate various commercial uses and districts. The land use designations are Central Business, General Commercial and Highway Commercial. Ferndale’s land use designations include land to be used for retail and wholesale trade, offices, hotels, motels, restaurants, service outlets, automobile service stations and repair facilities, and similar uses. The uses are more specifically described in separate commercial zoning districts within the zoning ordinance. In an effort to support Ferndale’s community character and to realize economic development objectives, sub-area plans may be prepared in the future to address specific commercial areas, such as the downtown business district. Second story multi-family residential uses may be appropriate within some commercial land use designations.

Ferndale’s Central Business District includes a mix of general retail and business uses in the Ferndale downtown area. Less than 3% of Ferndale’s total land supply is zoned Central Business.
General Commercial
Ferndale’s General Commercial zoning includes a variety of retail, wholesale and office uses and includes a mix of general retail, business and office uses in the downtown area. General uses include professional business offices, a variety of retail and service uses oriented to serving residential neighborhoods, such as grocery stores, hardware supply and pharmacies. This zoning also includes automobile related uses and uses that normally require outdoor storage and display of goods. Hotels, motels, gasoline stations and related convenience stores and related uses are found in this land use category.
